Staycity Group expands into Munich with 255 units in The Weisses Quartier

Staycity Group continues its expansion in German-speaking markets by taking its Staycity Aparthotels brand to Munich for the first time.
 
Staycity has signed a long-term lease for approximately 11,000m² in the Weisses Quartier. The project will accommodate 255 fully-equipped rooms. The transaction is among the largest leases in Munich in recent months.
 
“Munich is one of the most important hotel markets in Germany and has long been a central part of our expansion strategy,” said Staycity Group’s Chief Development Officer Andrew Fowler. “Entering this market is a significant milestone for us. The Weisses Quartier, with its location, excellent accessibility and building quality, provides ideal conditions for our aparthotel concept.”
 
New brand concept in a design icon

With its Munich location, the group is implementing an enhanced brand concept for the first time in Germany. The Staycity Aparthotels brand has been repositioned in the upscale segment, with a stronger focus on guest experience, design, and community spaces.

“We have consistently developed and upgraded our brand over recent years,” Fowler explained. “The Weisses Quartier is the first location in Germany where we are rolling out this concept. The community aspect is particularly important to us – we don’t see ourselves as an isolated aparthotel, but as an active part of the neighbourhood, bringing urbanity and vibrancy to the surrounding area.”

The project could not be a better fit for this vision: its architectural language is inspired by the school of American star architect Richard Meier, known for clear lines and, above all, white façades.

Rooms with kitchens address evolving guest needs

According to Fowler, demand for aparthotel and extended-stay products in many cities is driven by changing travel patterns. “Guests want more flexibility, more space for longer stays, while maintaining consistent expectations for service and comfort,” he said.

Munich is particularly attractive as Bavaria’s capital is considered one of Europe’s strongest and most stable hotel markets. The combination of an international business hub, a major trade fair and conference destination, and year-round tourism ensures consistently high demand across all accommodation segments.

The Weisses Quartier benefits from its location in Munich’s southeast. It is situated close to the ‘new balan’ campus and the Werksviertel district and is directly connected to the city centre and the Ostbahnhof via public transport. There are also direct links to the airport and the wider metropolitan region.

“The agreement with Staycity Group proves the appeal of the Weisses Quartier and validates our urban development strategy for this highly sought-after location,” said Thomas D. Sterk, Head of Leasing at Allgemeine SÜDBODEN.

From 2019 to 2024, together with joint venture partner ESR Europe, the developer and property owner carried out an extensive energy-efficient refurbishment of the site and added a new top floor along with 12 terraces.

ESG: Sustainability in daily operations

Sustainability was a decisive factor in the leasing decision, reflecting its growing importance within the hospitality sector.

“With 61,000m², the Weisses Quartier is one of the largest revitalisation projects in Germany focused on giving new life to existing buildings, which aligns well with Staycity’s approach to growth,” explained Andrew Fowler. 
 
“Staycity pursues a comprehensive multi-pronged strategy with ‘Green’ forming one of the strategic pillars of the company. Our ESG strategy focuses on People and Community along with Environment. During 2025 Staycity took a significant step and set Science-Based Targets to reduce carbon emissions by 59% by 2034 compared to a 2023 baseline, with an interim 50% reduction by 2030. Staycity’s ESG strategy focuses on reducing emissions by purchasing green electricity, transitioning existing fossil-fuel based assets to electricity, consuming less energy, water and waste and aligning with suppliers to help them reduce their emissions. We’re actively seeking to work with partners who share our ambitions.”

Staycity Group has a growing visibility across the DACH region with its Staycity Aparthotels and Wilde brands operating in Berlin, Frankfurt, Heidelberg, Dresden, Leipzig, and the recently opened Wilde Vienna Fleischmarkt. The location in the Weisses Quartier now marks its entry into the Munich market.
