It’s one of the Caribbean’s most talked-about new addresses — and now, it’s officially launching real estate sales to buyers.
And Robert De Niro is behind it.

It’s called the Beach Club, Barbuda, and it’s a highly anticipated private resort and residential community co-founded by actor and investor Robert De Niro.
The project has launched sales for its beachfront real estate collection: the Nobu Beach Inn Residences, The Beach Club Villas, and The Beach Club Estates.
Set on 400 acres along two miles of untouched shoreline on Barbuda’s southwest coast, The Beach Club offers the chance to own a home on one of the last truly unspoiled beaches in the Caribbean. Anchored by the forthcoming Nobu Beach Inn — a low-impact, nature-first resort slated for completion in late 2026 — the development brings together private residences and world-class Nobu service and dining in an environment defined by authenticity and understated luxury.
The project is the realization of a vision shared by De Niro, Daniel Shamoon, and James Packer, who are each building personal homes on the property.
The three partners say they are committed to creating a destination that values Barbuda’s natural beauty, community, and relaxed pace of life.
Each residence is designed to feel like a private retreat, surrounded by lush landscaping and natural textures. Interiors are by London-based Ward & Co, incorporating sustainable materials and open, single-story layouts that blur the lines between indoor and outdoor living.
So what does the project entail?
Nobu Beach Inn Residences comprise 25 bespoke beachfront homes serviced by the Nobu Beach Inn team, offering in-residence dining, concierge, and housekeeping. The four- and five-bedroom residences range from 5,000 to 6,000 square feet on one-acre lots, with pricing starting at $12 million. Owners may include their homes in a managed rental program through Nobu Beach Inn.
The Beach Club Villas feature 23 one-acre lots, each with 150 feet of beach frontage and the flexibility to add private pools, guest cottages, and expansive terraces. Pricing begins at $7 million.
The Beach Club Estates are seven six-acre plots with up to 480 feet of beachfront, offering the opportunity to build a compound-style retreat with multiple residences, private tennis courts, and full seclusion. Prices start from $15 million.
At the center of the community, the Clubhouse will serve as its gathering place, with a private restaurant and bar, pool and cabanas, wellness spaces, and curated experiences for owners. Residents will also have access to Nobu Beach Inn, which includes 17 hotel bungalows totaling 36 bedrooms, a Nobu Barbuda restaurant, omakase sushi bar, spa, beach club, oceanfront pool, and tennis and padel courts.
Sustainability is integral to the project’s ethos. The Beach Club emphasizes ecologically sensitive design, renewable energy, and community engagement, with initiatives such as an on-site farm providing fresh produce and a commitment to hiring local Barbudans and supporting island entrepreneurs.
For guests and prospective buyers, The Beach Club offers a Beach Bungalow experience on Princess Diana Beach — a private coastal retreat with its own pool, alfresco dining, and personalized Nobu service. The experience delivers a glimpse of the barefoot luxury and quiet exclusivity that define The Beach Club, Barbuda.
