Resident Hotels reflects on 2025’s rapid expansion

The Resident Edinburgh has secured a number of awards since soft launching in November 2024, including being named a UK finalist in the 2025 Architects Journal Awards, winning New Concept of the Year at The Scottish Hotel Awards, Best Retrofit project at the Scottish Design Awards and Best Regeneration Project (Commercial) at the Herald Property Awards for Scotland.

The Resident Edinburgh has also achieved an average occupancy of 91% during the last six months and reported an outstanding NPS of 72, driven by exceptional scores for quality and service.

All the Four Points Flex by Sheraton hotels are already demonstrating a significant shift to direct Marriott channels, testament to the strength of the Bonvoy global loyalty programme and the appeal of a midscale brand to Marriott guests.

The property’s rapid establishment as one of the city’s most-popular hotels comes as Edinburgh enjoys a boom in hotel investment interest. The Scottish capital was named at the top of Colliers UK Hotel Market Index for 2025, describing the city’s “remarkable resilience and investment appeal”, with year-round demand from both leisure and corporate travellers.

The site was formerly Meldrum House, a 1950’s purpose-built office block which housed HM Revenue & Customs. The team focused on reuse over demolition, which meant that they could retain as much of the structure as possible, reducing carbon emissions during construction by over 40%.

Bringing Arup UK into the team alongside MLA, to innovate when addressing the existing glass on site and 8.5 tonnes (approximately 45%) of recycled glasses, saved approximately 5 tonnes of CO2 and 10.2 tonnes of raw materials. The hotel being all electric with heat recovery systems and air sourced heat pumps ensure longevity and sustainability combine with efficient operations.

The Four Points Flex by Sheraton in Edinburgh was previously part of the Cityroomz group. Since March 2025 Resident Hotels launched the Four Points Flex properties, in Dundee, Newcastle and Cardiff. The brand is franchised from Marriott International, giving guests access to the industry-leading Marriott Bonvoy loyalty programme.

Resident Hotels, which is majority owned by Mactaggart Family & Partners, is currently in discussions over a number of new sites as it continues to look to expansion through management contract under both its eponymous brand and the Four Points Flex by Sheraton flag, with further announcements expected this year.
